Residents pay a one-time, highly repayable entrance fee and a monthly fee. These fees cover your home plus what’s included in the robust lifestyle, with a lifetime of long-term care included at a predictable monthly fee.

For those who take time to do the math, University Village can prove to be a compelling value. With priority access to the adjacent health center for long-term care, if ever needed, included in the monthly fees, this is a lasting benefit of a retirement well-planned.
An accurate understanding of which services and amenities are included is important to seeing the full value. Many of the perks at University Village are not standard fare at other SoCal retirement communities. These include meals at restaurants, scheduled housekeeping and landscaping maintenance, entertainment and transportation services, pickleball, wood shop, health spa and other on-site attractions.
In addition to simplifying their finances, University Village residents are no longer responsible for property taxes, HOA charges, real estate insurance or many of their utilities – and may be eligible to receive significant tax benefits associated with their new move.
Entrance Fee

University Village residents pay a one-time highly repayable entrance fee upon move in. The price is based on the size and location of the home they select, and much of this fee is repaid to the resident or their estate. Many residents use the proceeds from the sale of their current home to pay their highly repayable entrance fee. At University Village, the fees start in the $650,000s and can be over $2,500,000 for our largest villa homes.
